Do You Need a Shed Permit in VA?

In general, yes, a building permit and/or zoning permit/certification are required to construct a shed. The code also makes no distinction between a prefabricated structure that is delivered on-site and completely assembled and a structure that is erected on-site.

There are only a few unincorporated zoning areas in Virginia where, as long as your shed is exempt from needing a building permit, you wouldn’t need any permits or have to follow any zoning regulations. 

Even if a building permit is not initially required, additional permits would be required if electrical, plumbing, or HVAC systems were to be installed in the structure. Some counties call these trades or utility permits.

What Size Shed Can I Build Without a Permit in VA?

There are only a few areas in Virginia where no permits at all are required. Usually, at least zoning setback regulations still need to be met for code compliance. However, at least from the state level, sheds under 256 square feet that will only be used for tool or accessory storage, without any utilities, are exempt from needing a building permit. It is important to note that many counties and cities require building and zoning permits regardless of size. The smallest and most specific example is in Dickinson County, where sheds under 150 square feet and above will require a building permit. In other smaller counties, however, the building and zoning permits are combined. So it’s important to always check with your local building office before building, purchasing, or placing a shed on your property. 

Do I Need a Permit to Run Electricity to My Shed in VA?

Yes, all cities and counties require an electrical, trades, and or utility permit. Most counties have a specific section for these permits under their respective building department pages. For questions about these permits, please contact your local building office.

Do I Need a Shed Permit in Accomack County, VA?

Yes, all buildings or structures shall be started, reconstructed, enlarged, or altered only after a zoning permit has been obtained, even if they are exempt from needing a building permit.


Please note: However, any structure attached to your home will need a permit. It’s important to note that a building permit is not needed for detached accessory structures that do not exceed 200 square feet in size(10×20). This is compared to the 256-square-foot threshold set by the state. Any accessory structure in a floodplain district requires an additional form to be signed.

Do I Need a Shed Permit in Albemarle County, VA?

Yes, for sheds under 256 feet, at least a zoning approval is required for the location of the proposed structure. (Electric and plumbing will require a Building Sub-Contractor Application and Health Department approval if a well and septic system exist on the property.) Permits require building plans, a Plat, and approval from the health department if applicable. Albemarle County building permits. For questions, please call or visit the Building Department office. 

Do I Need a Shed Permit in Alleghany County, VA?

No, accessory structures under 256 square feet do not need a building permit, provided there is no electricity or plumbing running to the building. If there is, a building or zoning application should be completed. For questions, please call, email, or visit the Building Department office. 

Do I Need a Shed Permit in Amelia County, VA?

Yes, Amelia County states that zoning permits are required for all structures under 256 square feet. Amelia County also follows the state regulations that one-story detached structures used as tool and storage sheds, playhouses, or similar uses, provided the building area does not exceed 256 square feet (23.78 m2), and the structures are not classified as a Group F1 or H occupancy, are exempt from permitting. Do I Need a Shed Permit in Amherst County, VA?

Yes, while Amherst County states that accessory structures under 256 square feet are exempt from needing a building permit, similar to other counties, they do require a zoning permit.


Zoning permits can be found by visiting the Amherst County Document Center, then searching for forms and applications under the Planning and Zoning Department from the dropdown. The document should be called the zoning Permit application. For any additional questions, please call or email the Amherst County administration office. 

Do I Need a Shed Permit in Appomattox County, VA?

Yes, Appomattox requires any construction, moving, altering, or demolishing of a structure over 256 square feet. Most sheds and garages will be under this, so they may be exempt from this rule if they are only for non-residential purposes, such as for tools, & yard storage. However, you may still need a zoning permit, as setback and zoning guidelines are different for each district. Please call the community development team office for the most up-to-date information on your local area.

Do I Need a Shed Permit in Arlington County, VA?

Yes, generally speaking, a permit is required to construct a carport, garage, or shed.


The exemption to this code is that one-story detached structures that are used as tool and storage sheds, playhouses, or similar uses that do not exceed 256 square feet and are not classified as Group F-1 or H occupancy are exempt from application for a permit. Once electrical, plumbing, or mechanical work is added. Structures are no longer exempt from this permit. You may still need a zoning permit. Do I Need a Shed Permit in Augusta County, VA?

Yes, any structure larger than 256 square feet requires a building permit. This includes prefabricated (prefab) and “kit” style structures. However, one-story detached structures that are used as tool and storage sheds, playhouses, or similar uses that do not exceed 256 square feet and are not classified as Group F-1 or H occupancy are exempt from application for a permit.

Do I Need a Shed Permit in Bath County, VA?

Yes, a building permit is required for all new construction, additions, renovations, alterations, or demolitions, with a few exceptions. 


Please Note: Bath County does differ from state law here: A one-story, detached storage shed, or playhouse under 200 square feet (Approximately 10×20) may be exempt from a building permit. The difference here is that the Virginia state code says any structure under 256 square feet. All construction is subject to all zoning laws and approvals. Do I Need a Shed Permit in Bedford County, VA?

Yes, generally, a building permit is required before starting any work that is not exempt from the Virginia Uniform Statewide Building Code (USBC). However, detached accessory structures (under 256 square feet) used for storage/utility purposes are not classified as group F1 or H occupancy. 

Zoning and setback regulations still need to be followed, and a zoning permit is required for all accessory buildings. Before these can be found, you will need to know both the zoning district and the parcel ID (RPC number) or street address. You can determine the zoning of your property through the Bedford County Public GIS Viewer.

Setback information, based on the zoning, can be found in the Zoning Ordinance. (NOTE: Setbacks may differ for principal and accessory structure types.)

Do I Need a Shed Permit in Bland County, VA?

Yes, generally a permit is required. Per the state building code, accessory buildings for tools and accessory storage should be under 256 square feet and may be exempt from this building permit requirement. However, zoning laws and regulations must be followed. The Bland County website does not list specific zoning regulations, so please call the Building Official, submit a contact form, or visit the office to get the most up-to-date permitting and zoning information. 

Do I Need a Shed Permit in Botetourt County, VA?

Yes, regardless of the type of building or how it is constructed, a building permit is required if the building floor area is greater than 256 square feet. In addition to a building permit, an electrical, mechanical, and/or plumbing permit may be required. Please provide the full scope of the work during the permit process so that it can be determined what permits are necessary.

A building permit is not required for sheds storing tools and accessories that are under 256 square feet.
However, some constraints still apply:  

  1. The shed must be properly anchored to the ground. 
  2. If it will have electricity, an electrical permit is required. 
  3. The shed must comply with Zoning Ordinance setbacks from all property lines before placing the structure on the lot.

Do I Need a Shed Permit in Brunswick County, VA?

Yes, you do. It’s important to note that structures 256 square feet or less do not require a building permit. However, the requirements for structures over 150 square feet vary with size.
Additionally:

  • The structure shall not be used for any sort of habitable space. 
  • Building height does not exceed 12′,[and therefore a two-story structure will not qualify]; the maximum distance from the finished floor level to grade shall not exceed 18″; 
  • The structure shall be light-frame construction, whose vertical and horizontal structural elements are primarily formed by a system of repetitive wood or light-gauge steel framing members.

If the structure does not meet ALL of these criteria, it will not be construed as a shed and will have to comply with the requirements of a detached structure.  For the most up-to-date information, it is always recommended that you call or visit your county’s building and planning department. 

Do I need a Shed Permit in Buchanan County, VA?

Generally, yes, per statewide building code Sec.109.1 states: A written application for a permit shall be made to the County Building Official before any of the following actions may be commenced: constructing, enlarging, altering, or changing the use of a structure.

Also, per the state building code, accessory buildings for tools and accessory storage should be under 256 square feet and are exempt from this building permit requirement.


Zoning regulations must always be followed, and a zoning permit is usually required. Buchanan County does not list any specifics on its website regarding these requirements, so please call, email, or visit the building code department at the extension office.

Do I Need a Shed Permit in Buckingham County, VA?

Generally, yes, per statewide building code Sec.109.1 states: A written application for a permit shall be made to the County Building Official before any of the following actions may be commenced: constructing, enlarging, altering, or changing the use of a structure.

Also, per the state building code, accessory buildings for tools and accessory storage should be under 256 square feet and are exempt from this building permit requirement.

Zoning regulations must always be followed, and a zoning Permit is usually required. Buckingham County does not list any specifics on its website regarding these requirements, so please call the main office, email directly, or visit the Zoning/Planning Department in the county office.

Do I Need a Shed Permit in Campbell County, VA?

Yes, generally speaking, per state building codes, a building permit is required before constructing, moving, altering, or demolishing a building or structure. Changing the use of a building where the new use requires different structural strength, fire protection, exits, or sanitary provisions. Installing or altering any equipment that is regulated by the building code.


Also, per state law, storage sheds for non-residential usages under 256 square feet. may be built without a building permit. However, in most counties, a zoning permit is required and needs to be approved before a building can be built or placed.

Do I Need a Shed Permit in Caroline County, VA?

Yes, per Caroline County’s website, all man-made improvements to real property require a building/zoning permit. This includes but is not limited to new homes, additions,  alterations/renovations, garages, sheds, decks, and swimming pools (above and in-ground).

Usually, zoning permits are required even when building permits may have exceptions.
It is recommended that you, email Director Hughes, call or visit the Planning & Building Department to ensure that all local regulations are being followed and that all fees are paid. 


Do I need a Shed Permit in Chesterfield County, VA  

A building permit is unnecessary if a one-story detached structure, under 256 square feet, is used as a tool and storage shed. (examples: 12 ft. X 20 ft. or 16 ft. by 16 ft.). However, the shed must still meet these requirements: 

  • Be anchored to the ground. 
  • If it has electricity, an electrical permit will be required. 
  • The shed must comply with Zoning Ordinance setbacks on all property lines before placing the structure on the lot. 

Please call or visit the Planning Department for setback and easement requirements. No buildings shall be placed in a floodplain.

Do I Need a Shed Permit in Clarke County, VA?

Yes, Clarke County follows the Statewide building codes, so you will most likely need a zoning permit from the planning department. Sheds that fall under the statewide guidelines of 256 square feet are exempt from needing a building permit. For questions, please call (540) 955-5112. Please note: The department reviews and approves work that includes the incorporated towns of Berryville and Boyce. Property owners within the Town of Berryville may need to consult with the Town Planner prior to construction. For Questions, please call or email the Community Development Director.

Do I Need a Shed Permit in Craig County, VA?

Yes, generally speaking, a building or zoning permit is required. The Craig County website does not distinguish between building and zoning permit forms. So, please call or visit the County Administration Building to ensure that all regulations are being followed.  

Do I Need a Shed Permit in Culpeper County, VA?

Residential storage sheds do not require a building permit, provided that they are 256 square feet or less and that the structure is not intended for vehicle storage. However, they will still require a zoning permit. This permit will indicate setbacks from property lines, which are applicable to any structure. Do I Need a Shed Permit in Cumberland County, VA?

Yes, you at least need a zoning permit. All structures that exceed 256 square feet of building space will need to obtain a building permit. This includes buildings like sheds, carports, and pavilions. Residential accessory structures that are less than 256 square feet are exempt from needing a building permit. Do I Need a Shed Permit in Dickenson County, VA?

Yes, in Virginia, you will always need to have at least a zoning permit.


Please note: In Dickenson County, a building permit will also be required if your shed is over 150 square feet, for example, a 10×15 shed. This is more specialized compared to the state regulations of 256 square feet. For questions, please call, email the director, or visit the county Building Department.

Do I Need a Shed Permit in Dinwiddie County, VA?

Yes, in Dinwiddie County, you will need a building permit if your shed is over 200 square feet.


The county website does not state that a zoning permit is needed, but this may be required as well. Permits can be applied for online, or for questions and filing in person. Please call or visit the building inspection office.


Please note that the County administers the Town’s building code. A request for zoning permits, conditional use permits, building permits, or certificates of occupancy for properties located within the Town limits must be accompanied by a Notice of Application to the Town. Notices can be obtained from the Town Office.

Do I Need a Shed Permit in Essex County, VA?

Yes, per state building codes, a building permit is required before constructing, moving, altering, or demolishing a building or structure. The Essex County website does not list specifics, so sheds under 256 square feet only used for storage may also be exempt from needing a building permit. Most counties also require a zoning permit, but please contact your local building and zoning office to ensure that all local regulations are being followed. Do I Need a Shed Permit in Fairfax County, VA?

Generally, yes, any building will require a building permit. Detached sheds under 256 square feet in size and no more than one-story in height may be exempt from this requirement. However, there may be zoning permits and regulations required to follow before beginning. Do I Need a Shed Permit in Fauquier County, VA?

Generally, all accessory residential structures require a building/zoning permit unless they are single-story structures less than 256 sq. ft. Structures that do not require permits must meet all zoning requirements, including setbacks. An additional zoning permit may be required, but currently, it’s a conjoined building zoning permit form. Do I Need a Shed Permit in Floyd County, VA?

Generally, yes, per state guidelines, all accessory residential structures require a building/zoning permit unless they are a single-story storage structure less than 256 sq. ft. zoning laws still need to be followed. The Floyd County website does not specify these requirements, so it is always best to contact your county’s Building Department or inspections department for accurate building and zoning regulations. Do I Need a Shed Permit in Fluvanna County, VA?

Yes, at least a zoning permit is required. Fluvanna County’s code follows the state building requirements. But they state that decks, sheds, garages, carports, oversized tents, new gas installation, new gas appliances, finishing a basement, new chimney, generators, new gas logs/stove, demolition of a structure, enclosing a porch or deck, and/or remodeling a structure require a building and zoning permit per state code. Residential accessory storage structures 256 square feet or less are exempt from building permits.

Do I Need a Shed Permit in Franklin County, VA?

Generally, yes; however, detached accessory structures (under 256 square feet) used for storage/utility purposes may be exempt from needing a building permit. (However, an electrical permit is required if electrical wiring is installed.) Setback standards must still be met, and a zoning permit may be required. Do I Need a Shed Permit in Frederick County, VA?

Generally, yes; however, accessory buildings less than or equal to 256 square feet are exempt from needing a building permit.
